Phase 1
Buildability & Budget Review

The first step is a Buildability & Budget Review.

At this stage we visit your site and review your project idea from a builder’s perspective. This early review helps clarify the likely construction budget, identify key considerations and outline the most appropriate next steps.

Your review includes:

  • a site visit from an experienced builder
  • a written Buildability & Budget Review report
  • a realistic construction budget range
  • identification of key cost drivers
  • potential risks or build considerations
  • guidance on the most appropriate next steps

This stage provides valuable clarity even if you are still refining your project or deciding how to move forward with design.

Phase 2
Design Cost Advisory

Once concept drawings are developed, we work alongside your architect or designer to help ensure the design remains aligned with your project budget.

Providing builder input during this stage can help avoid costly redesign later by identifying major cost drivers and buildability considerations early in the design process.

Your Design Cost Advisory includes:

  • review of up to three concept design options
  • builder feedback on buildability and construction considerations
  • identification of major cost drivers
  • guidance to help align the design with your budget
  • a short written report outlining key recommendations

If you have not yet engaged an architect or designer, we can also introduce you to trusted design professionals we regularly collaborate with.

Phase 3
Detailed Estimate & Build Planning

Once the design is sufficiently developed, we prepare a detailed construction estimate and build planning review.

This stage confirms the project scope, construction budget and build approach before moving toward contract.

Your Detailed Estimate & Build Planning includes:

  • a detailed construction estimate including trade and supplier pricing
  • a trade cost breakdown and allowances schedule
  • review of construction sequencing and buildability
  • identification of key risks or unknowns
  • guidance on the next steps toward construction

Not every project will require every stage, but the goal is always the same – to ensure the project is well planned before construction begins.

The Buildability & Budget Review provides valuable guidance even if you choose to proceed with another builder, helping you move forward with clearer expectations about scope, cost and the next steps.
